Charlotte Mecklenburg Schools (CMS) Building Services provides excellent educational facilities for all stakeholders that are safe, clean, well-maintained, and environmentally secure.
Building Services is comprised of Maintenance, Engineering & Energy Management, Custodial Services, and Support Services departments. This team is responsible for maintaining and operating buildings and physical plants for all CMS schools and administrative sites, consisting of more than 491 buildings, not including the over 1,200 mobile classroom units. The combined space (permanent buildings and mobiles) is over 22 million square feet and sits on 5,000+ acres. Building Services completes more than 90,000 work orders annually. Our team keeps critical learning and workplace environments suitable for the education process.

Custodial Services
Custodial Services Department oversees the custodial operations of the Charlotte-Mecklenburg Schools (CMS). The department works with schools' administrative staff to manage, train, and direct custodians in the most cost-effective manner while providing high-quality customer service.
In addition to routine cleaning tasks and waste removal, the team handles coverage for Community Use activities, clean up after athletic events, set up furniture for special events/PTA functions, etc. Also, Quarterly Assurance Audits are performed to ensure cleaning standards are met.
The department also works in parallel efforts with other work groups during construction, renovation and abatement, and emergencies such as; fire, water leaks, vandalism, inclement weather to ensure schools are ready for occupancy with little or no disruption. The department responds as needed on a 24/7 basis.

Energy Management
The Energy Management Department ensures proper management of energy of all CMS utilities. In addition, the team provides technical assistance for the Building Services team in the development, installation, maintenance and control of energy-efficient HVAC, plumbing, and electrical systems.
The team has developed a comprehensive program for energy-efficient operations around the district. This program aims to maximize energy efficiency throughout the district with proper consideration for environmental and safety issues. This department is responsible for the program's implementation, operation, and enforcement. Also, the team:
- Evaluate energy rates and utility provider proposals to obtain the most reliable and cost-effective energy sources available to the district.
- Routinely reviews efficiency improvements within pertinent industries and recommends new, more efficient equipment, systems and operating techniques.
- Works with campus principals and managers of other departments to develop an atmosphere of cooperation and establish acceptable operating practices among their staff and within their departmental practices.
- Annually reviews and revises the standard practices as needed.
- Develops and promotes educational energy awareness programs.

Maintenance Services
The Maintenance Services Team is a cross-functional team of individuals with multi-faceted disciplines in project management, mechanical/electrical/civil engineering, carpentry, HVAC, electronics, automotive, plumbing, grounds, carpentry, electrical, paint, plumbing, and roofing. Our team currently performs maintenance tasks and associated services throughout the district.
Maintenance consists of the following departments: Carpentry, Electrical, Electronics, Engineering, Garage, Grounds, HVAC, Paint, Pest Management, Plumbing, Roofing & Sheet Metal and Warranty.

Support Services
Support Services provides financial and administrative support, including budget development and analysis, procurement services, contract administration, information technology support, accounts payable, and payroll. In addition, the department provides periodic financial training regarding internal/state policies and procedures to ensure Building Services staff members are kept abreast of ongoing changes. The department is customer service-focused and interacts with various internal and external customers to perform duties.
The department's primary customers include Building Services staff, CMS Budget, Purchasing, Accounts Payable, Payroll, Human Resources staff, privatized vendors and contractors, school-based staff including principals, and the general public. In addition, the department serves as the liaison between Building Services and the CMS Finance, Human Resources and Technology departments regarding the resolution of various financial, human resources and information technology issues.
